UCA approves mixed-use project tenants

Restaurant would be able to serve alcohol if permit OK'd

A tenant approved Friday for a University of Central Arkansas mixed-use development project would be able to serve alcohol if a permit is approved by the state's Alcoholic Beverage Control Board.

"If allowed, we will provide a full-service bar with our own signature drinks," Mosaique Bistro & Grill states in its proposal to the UCA board for the Donaghey Hall project at Donaghey Avenue and Bruce Street in Conway.

Donaghey Hall, a 67,500-square-foot, four-story facility, will feature student housing on three floors and 15,000 square feet of commercial space on its first floor when it opens next year.

The Mosaique menu tentatively features what it calls "Southern comfort fusion" dining that puts a Southern spin on different cuisines.

A five-year lease agreement between the two parties includes a base rent of $15 per square foot, according to the university. Mosaique, in a 3,522-square-foot space on Donaghey Avenue, will also pay a pro-rata share of common area maintenance costs.

The university will also provide Mosaique with up to $33 per square foot to finish out the space, according to the board agenda.

Current policy prohibits alcohol on UCA's campus, with exceptions for special functions designated by UCA President Tom Courtway.

All but one UCA trustee, Kay Hinkle, voted in favor of the restaurant at the university's board meeting Friday.

UCA trustees unanimously approved two other Donaghey Hall lease agreements Friday for Woods Group Enterprises, operating as Little Rock-based Uncle T's Deli-Market; and Textbook Brokers Inc., operating as Bear Wear.

Uncle T's Deli-Market is leasing a 3,726-square-foot space on the Bruce Street side of the project for a five-year term.

Textbook Brokers, the official bookstore of UCA, will lease a 1,435-square-foot space in the Donaghey Hall wing of the project as Bear Wear, a university apparel and gear store.

Conway-based Blue Sail Coffee announced earlier this year that it will open a second location at Donaghey Hall.
