Little Rock proposes to annex 14 acres off Kanis Road

Little Rock leaders are considering annexing about 14 acres and providing fire and police protection and public sewer service to the area.

The property covers 13.68 acres and is northwest of the Pride Valley Road and Kanis Road intersection.

The land surrounding the tract is already part of the city. It is mostly undeveloped, wooded land, but there are plans for development.

There is a mini-warehouse nearby to the west, with plans to expand into the area to be annexed, and single-family homes to the south.

Nearby areas were annexed by the city in 1987, 2006 and 2012.

Pulaski County Judge Barry Hyde has already signed off on the annexation, and the city Planning Commission unanimously approved it.

There's a planned commercial district approved for the area that calls for expansion of the mini-warehouse and the development of 15 single-family lots.

The developer has agreed to extend water and wastewater services to the site. There are various wastewater mains near the area that could accept a link.

The annexed property would be served by Fire Station 20 located on Oak Meadow Lane, just off of West Markham Street and Kirby Road. That station is less than 1½ miles from the property, if measured by street routes.

The city would be taking over service from the Crystal Valley Volunteer Fire Department. The city's police patrols already pass through the area to serve surrounding neighborhoods.

If the annexation is approved, the city will take over maintenance responsibility for a section of Pride Valley Road from the county. The city already maintains Kanis Road.

The site "is basically triangular in shape along the west side of Kanis Road, north of Pride Valley Road. There is approximately 930 feet of frontage along Pride Valley Road and 1,220 feet of frontage along Kanis Road," a write-up on the annexation request said.

In addition to the planned development, about four acres of the site is zoned for office and institutional use along Kanis Road.

The area is in the Pulaski County Special School District.

There are no public parks in the area, but there is a park along Rock Creek to the north with plans for a walking and biking trail. There are also recreational facilities at Baker Elementary to the south.
