Benton County planners OK business development

BENTONVILLE -- Plans for a business and industrial development on vacant land near Garfield were approved by Benton County planners on Wednesday.

The Planning Board voted unanimously in favor of plans by the WEN Investment Group at 14637 U.S. 62 near Garfield.

According to documents submitted to the county, the development will cover about 6 acres on the site and have space designated for light industrial, professional office and mini-storage on two separate tracts. The easternmost tract will have a 10,000-square-foot storage building and another 4,000-square-foot storage structure. The western tract will include a 7,200-square-foot building housing a metal manufacturing business and a 1,200-square-foot office. The metal manufacturing business will produce aluminum ladders, according to information presented to the county.

The county shows land to the west as being residential, while land to the north is commercial. Other adjacent land is vacant. Regulations required some mitigation to buffer the proposed commercial/industrial use from the residential use. The plans submitted showed a 6-foot tall fence and additional setback space from the building sites to the property lines as mitigation.

Fire Marshal Marc Trollinger indicated the project will need to have a fire apparatus access road extending to within 150 feet of the exterior walls of all buildings on the site. The road must be designed and built to support the load of a 75,000-pound fire vehicle.

During the Technical Advisory Committee portion of the meeting the planners reviewed plans for a wedding and reception venue on 20 acres at 4916 and 5034 N. Arkansas 94 near Rogers.

The plans submitted show an 1,800-square-foot event area in a remodeled detached garage on the property. Other space will be used for bride/groom suites and outdoor decks. Parking for 44 vehicles, including two handicapped parking spaces, will be available in a gravel parking lot. The plans will be the subject of a public hearing at the board's July 18 meeting.

Also Wednesday, the board discussed how planning and development regulations should address tract split proposals for bicycle and pedestrian trails in a larger development. The county allows exemptions for access easements, which could allow the trails to be created without requiring county planning review.
