Entergy Arkansas buys back Baseline Road network office for $1.4M

Entergy Arkansas Inc. paid $1.4 million last month for its network office on Baseline Road in Little Rock.

Entergy Arkansas has two network offices that serve Little Rock, the Baseline Network Office and the West Markham Network Office.

"We have been leasing the Baseline Network Office, but we needed to do some renovations there so we bought it back," said Kerri Case, an Entergy Arkansas spokesman.

The Baseline office site includes 9.3 acres at 8105 Baseline Road.

In December, Entergy Arkansas paid $3.1 million to buy back the West Markham Network Office.

Entergy Arkansas also previously owned the West Markham office and sold it in a sale-lease-back arrangement. The plans were to modernize the facility.

"These two network offices needed some updating and renovations," Case said. "We were in a lease situation with both of them so we bought them in order to be able to do that."

There are training facilities and offices at the network offices, Case said. Entergy Arkansas' service trucks also are stationed there, Case said.

Entergy Arkansas has 27 network offices across the state, Case said.

McDONALD ATV

ESB Acquisition LLC, a limited liability company based in Little Rock, bought a truck accessories store in North Little Rock last month for $1.2 million.

McDonald ATV Inc., a wholesale distribution store at 7700 Counts Massie Road, has almost 19,400 square feet. More than three-fourths of the building is a storage warehouse. McDonald ATV was built in 2001.

The building and acre it sits on appraised at $982,000 this year.

ESB Acquisition lists its address as 6311 Ranch Drive in Little Rock.

The seller was the John W. McDonald Revocable Trust and trustee John W. McDonald.

APARTMENTS SOLD

Bryant-based MidRock Properties LLC invested almost $1.2 million to buy three apartment buildings in Little Rock's Cardinal Heights subdivision.

The apartments are at 601, 607 and 615 Chickadee Drive and have a total of 20 units.

The two-story, 3,900-square-foot apartment building at 601 Chickadee was built in 1968. The other two two-story buildings have about 7,000 square feet and 8,000 square feet, and were built in 1972.

The buildings were appraised at a total of about $1.2 million this year.

The Donna E. Sammons Revocable Trust and Paul Sammons incorporated the MidRock Properties in June. MidRock Properties borrowed about $863,000 from Rison-based Gateway Bank to help finance the purchase.

The seller was Martin Operations LLC, led by Nancy Martin, sole member and manager.

MOBILE HOME PARK

Little Rock Propco LLC bought the Legion Hut Mobile Home Park for $824,000 last month.

A single-family home and a 70-foot-by-15-foot mobile home were included in the sale. The park, which has 46 spaces, is at 11221 Legion Hut Road in Mabelvale.

Little Rock Propco, led by Luke Lovell and Charles Melton, borrowed almost $700,000 from the seller, SO Bryant Co. LLC, to help finance the purchase. Brett Bolan is manager of SO Bryant Co.

Kristan Bryant is an officer with Little Rock Propco.

The mobile home park appraised for $557,000 this year.

ENHANCED ENVIRONMENTAL

Enhanced Environmental & Emergency Services Inc. paid Haybar Properties $518,000 for Enhanced Environmental's building at 6105 John Harden Drive in Cabot.

The building has 10,300 square feet and is evenly divided into a warehouse showroom store and a service repair garage.

It was built in 2007 and appraised for $477,000 this year. JT Newman incorporated Enhanced Environmental in February. No one with Enhanced Environmental was available to discuss the company's plans, a spokesman said.

Enhanced Environmental borrowed almost $690,000 from Regions Bank to finance the purchase. The mortgage matures in 2033.

Timothy Doyle Parkman, president of Enhanced Environmental; Ezra Donnell Warren III, a principal with the company; Charles Glen Thompson, corporate operations manager of the company; and George Taylor Malvaney, also a principal, all signed the mortgage documents.

Enhanced Environmental is based in Clinton, Miss. It has seven offices in Mississippi, Arkansas, Tennessee, Louisiana and Texas. It has Arkansas offices in Cabot and El Dorado.

Haybar paid $300,000 for the building in 2014.

JOHN BARROW CENTER

Haybar Properties bought a shopping center on John Barrow Road that includes a Shipley's Donuts and Sims BBQ restaurant for $390,000 last month.

The center has 10,800 square feet and was built in 1974. It was appraised at $660,000 this year.

The seller was R.W. Butler Family Limited Partnership.

It was last sold for $205,000 in 1979.

Bryan Hosto incorporated Haybar Properties in 2004. Haybar owns more than 130 properties in Pulaski County.

GREAT STAY

Great Stay Rentals LLC of Hot Springs paid $275,000 last month for the Russenberger Mobile Home Park.

The mobile home park is at 2201 Russenberger Road in Little Rock.

Amanda Cates is the sole member of Great Stay Rentals. Stefano Santamaria is the sole member of Russenberger Mobile Home Park.

Great Stay Rentals borrowed $240,000 from Russsenberger Mobile Home Park to help finance the purchase.

The park, which includes about 3 acres, was appraised at $97,000 this year.
