ECO Modern Flats are like no other apartments in Northwest Arkansas. Every element of the construction and maintenance of the Flats follow environmental stewardship guidelines.

“Renters don’t usually have a choice when it comes to energy efficiency or building materials that might affect their health,” said Jeremy Hudson, one of the project’s developers. “At ECO, we have an earth-friendly, health- friendly living environment at a price within reach. There is nothing like ECO in our area, and there are very few LEED certified multifamily projects in the country.”

With 22 flats already occupied, ECO Modern Flats will have a total of 96 homes when finished, all newly renovated according to the U.S. Green Building Council’s rigorous standards for high-performance design and construction.

At ECO Modern Flats, carbon footprints are reduced and style and convenience can be enjoyed for the cost of a conventionally built apartment. At ECO, residents have solar hot water, LEED certification construction, green roofs, healthy paint choices and space for organic gardening, without the price tag associated with a green built or custom designed home.

“We see ECO as a resource for the community just as much as a place to live,” said Hudson. “We hope that the community looks to us as a demonstration project showing the green technologies and solutions that make sense for our area.” Hudson said that he hopes the ECO designs will inspire green choices in commercial buildings, too.

Principle architect at Modus Studio and one of three owners, Chris Baribeau, noted that the original site was fairly rigid, underutilized and unchoreographed leftover spaces.

“We tried to capture and recreate in between spaces into actual amenities like courtyards, gardens and places where people would want to be. It’s clean; it’s crisp; it’s modern; it’s colorful. We packed a lot of function and design into a small space.”

Some of the green design inside and out includes landscaping with native plants, innovative heating and cooling systems and rainwater harvesting. Dramatic freestanding cisterns capture rainwater used to water gardens during dry spells, conserving water and protecting the watershed. Construction practices were easy on the earth, while natural cleaning products and non-toxic paints offered healthier alternative for personal health.

Maximizing natural light, every inch of the earth- friendly interiors is engineered for beauty and function. An integrated bookcase and media station has a built-in media turntable, so with a simple spin the tele- vision can be viewed from the living area or bedroom. The sleek open plan kitchen has a custom-designed island with concrete counters. Each flat has polished concrete floors, contemporary finishes and Energy Star appliances, including a washer and dryer. The community pool is solar heated, and an outdoor fireplace offers a gathering place. Residents can also harvest vegetables and flowers in the community garden.

Optional furnished units include custom-made, locally built modular furniture. In select units, distinctive design extends to outdoor living spaces on spacious private balconies and rooftop terraces offering a view of Old Main, Dickson Street and the Boston Mountains. ECO Modern Flats is close to the Frisco/Scull Creek Trail, the backbone of Fayetteville’s trail system. Covered bike parking makes it simple to hop on the trail at a moment’s notice.
