BENTONVILLE -- Benton County's Planning Board on Wednesday night unanimously approved the site plan for a recreational vehicle park.
The Rocky Springs RV Park will be at 17094 Martin Pedro Road in Siloam Springs. The property owners propose developing the 50-acre tract with a park that would have with 40 full hookup spaces, a public water source and a wastewater disposal station, according to planning documents.
The owners are Casey and Tina Haden, according to documents. RV parks are classified as low/medium density residential land use, according to planning documents.
Robin Cowin of Gentry, who is building a home on the road, addressed the board about the length of stay at the park. He was concerned about site becoming a "trailer park."
Aaron Boehmler with Sand Creek Engineering, who represented the owners at the meeting, said the length of stay would be limited to 180 days.
Gayla Byrd and her husband, Clifford, live on the adjacent property south of the park. She was concerned about the lighting at the park. Board member Ashley Tucker said outdoor cutoff lighting would eliminate light shining onto her property, but she would be able to see the lights. The project will have lights only near the entrance, Boehmler told the board.
The board also unanimously approved an on-site storm-water management waiver for the park.
The property contains a small stream feeding the Illinois River watershed, including a designated Federal Emergency Management Agency flood plain, according to planning documents. The project engineer provided a "no rise" certificate for the development stating no adverse effects to the flood plain because of the development, according to the documents.
The board also approved the Stuckey Boat Sales site plan at 14491 E. Arkansas 12 in Rogers and the Lakeside Storage site plan at 15509 Arkansas 12 in Rogers. The board also unanimously approved a parking waiver for the site.
