Gentry Commission OKs building plan

GENTRY — The Planning and Zoning Commission approved a plan application and tabled approval of a subdivision plat until the required paperwork is submitted in its meeting last week in council chambers.

Following a hearing on establishing procedures for plat approval and allowing for public comment on a proposal to amend the zoning of a portion of Gentry, the commission conditionally approved a plan application submitted by Orest Stasiv for a property at 403 Wilson Drive related to setbacks for the building of a shop building on his property.

According to information presented to the commission, Stasiv was seeking approval for a shop building on his property with a 7-foot setback so it would line up with his driveway. The building plan was for property recently purchased by Stasiv adjacent to (behind) his residential property which is zoned R-1.

The commission approved of Stasive’s plan but asked he used the setbacks required for R-1 property (10-feet from the property line) since the front part of his lot is zoned R-1.

The commission tabled preliminary and final plat approval for a subdivision on property owned by Williams Family Revocable Living Trust because numerous items were absent from the submitted drawings. Commission members said the drawings looked more like a lot split than a subdivision, and numerous required items for subdivisions were not on the drawings.

A proposed amendment to the Gentry subdivision regulations was distributed to commissioners for review before next month’s meeting.

No one appeared to comment during the open hearing before the commission meeting regarding amending the subdivision regulations. The hearing planned and advertised for Thursday in regard to rezoning certain lands north of Main Street between Railroad and Collins avenues from R-3 to R-2 or possibly R-1 was rescheduled until the October meeting because mailed notices of the meeting were not sent out in time. The commission did open up the floor to the public for comment if anyone came to speak on the matter but no comments were made.
